First guarantee: We guarantee that all leads are off-market and are verified and qualified vendors.

Second guarantee: Depending on your chosen plan, we guarantee we will either find you a pre-negotiated and packaged land deal; or forward 5 enquiries from the DTV campaigns.

Should we fail to deliver on both guarantees within 6 months, we will refund the full amount of our fees to you.

You select which service plan you would like to be on. After contracts are signed, we will commence with prospecting.

We commence the lead generation and start filling up your pipeline through direct to vendor mailing campaigns. Timeline of campaigning and nurturing of leads is maximum of 6 months.

Depending on the plan that you've chosen, we either forward the qualified vendors to you for you to take through your sales process; or we forward the deal(S) to you and you pay the agreed sourcing fee.

Instruction Fee

The Source Package costs £1000 for the instruction fee. Payment of instruction fee commences the lead generation and pipeline building of DTV off-market land and development opportunities.

Payment terms is full amount of £1000 at start of instruction. Sourcing fee payment terms: payable 50% upon acceptance of offer and 50% upon exchange and completion. See full T&Cs.

You will get a 100% refund of the instruction fee if no land/dev project is sourced as per client's instructions within 6 months. NOTE: We are not liable to give a refund if client rejects a deal that matches original instruction. See full T&Cs.

Note: Client is responsible for due diligence for the negotiated deal.

Monthly Lead Generation Fee

5 Enquiries a month*

Leads Package is a subsription based lead generation service. Payment of the subscription fee commences the lead generation and pipeline building of DTV off-market land and development opportunities.

There is a minimum 3 month subscription.

5 enquiries per month is only guaranteed after the 2nd DTV marketing campaign is sent to the same leads. The guarantee only applies if the client instructs us to send at least 300 DTV campaigns a month.

You will get a 100% refund of the month's subsription fee if we do not forward 5 enquiries from the campaigns.

NOTE: TPVA under the Leads Package is not responsible for negotiating a deal with the vendors. The sale process will be the client's responsibility. 

*Sourcing Fees For Plan 500:

For outright purchases of land, the sourcing fee is 5% of the purchase price. Terms of payment is 50% deposit upon transfer of details and remaining 50% balance after exchange and completion.

 

For deals where TPVA negotiates a STP (Subject to planning) option agreement with the vendor, 1% of the GDV is payable in the following terms: 50% deposit upon signing of contract and remaining 50% balance after exchange and completion.

The Leads Package EXCLUDES all marketing costs such as the printing and postage costs of the mailing campaign services and texting services from third party providers. These will be invoiced separately. To give you an idea of mailing costs, A4 letters printed and posted on second class service is charged between 55p to 65p + VAT.

​*We may accept more than one client per area if the strategies are not conflicting and in competition with another client of the same area.

DO YOU NEED A TURNKEY SERVICE?

We can provide a turnkey land acquisitions and project management on a JV partnership. We currently only offer this service for projects in South and West Yorkshire.  Reservation fee is payable at the start of instruction. Client must sign JV agreement. Client is responsible for finding investment.
